Electrical work outside Cumming city limits: Forsyth County's permit rules
Most homes with a Cumming mailing address are not inside the City of Cumming. If your home is in unincorporated Forsyth County, electrical permits and inspections go through the County's Department of Building and Licensing, not City Hall. The County's guide says adding an electrical circuit needs a permit, an electrical service repair or upgrade needs a permit, and replacing an appliance that plugs in does not. The guide adds that it does not list every type of permit and suggests contacting the department when your work is not described.
For jobs limited to electrical work, the County offers an Electrical Only Permit, which it says does not require plan review. Larger renovations use the residential renovation packet, which includes a floor plan for each level and sub-contractor affidavits for each trade. Permit applications can be filed through the County's online Customer Self Service portal or in person, and the County says all building permits expire 12 months from the date of issuance.
Codes the County inspects to
Forsyth County's residential inspections page lists the codes that apply to one- and two-family dwellings and townhouses up to three stories: the 2024 International Residential Code with Georgia amendments for building, mechanical and fuel gas, and the 2023 National Electrical Code for electrical work. That matters when an older house is being updated, because new work has to meet the current code even if the rest of the house was built under an older one.
The renovation checklist adds a requirement that surprises some owners. When a renovation permit is issued, smoke alarms and carbon monoxide alarms are required and will be inspected and tested under sections R314 and R315 of the residential code. Plan for that check if you are finishing a basement or adding a room.
Scheduling inspections
The County's checklist says inspections are required during the project and at completion, that the required inspections vary by permit type, and that the Inspection Scheduling Team can be reached at 770-781-2114, option 1. For new work and additions, the inspections page describes a combination rough inspection that covers framing, electrical, mechanical, gas and plumbing together, followed by finals.
The County's electrical affidavit also notes that Forsyth County requires a temporary power connection to service utilities before final inspection on projects that need one. Your electrician will know when this applies.

Larger lots and newer subdivisions mean many owners in the county add EV chargers, detached garage circuits and standby generators. Each of these adds a circuit or changes the service, so each falls under the County's permit rules. See the EV charger guide, the 200-amp panel upgrade guide and the generator installation guide.
Lakefront homes add another layer. A dock on Lake Sidney Lanier sits on Corps of Engineers land, and its electrical service has to meet the Corps' requirements and be certified by a state-licensed electrical contractor. The Lake Lanier dock electrical guide covers those rules.
If you live inside the city instead, use the City of Cumming permit guide. Either way, the license check guide explains how to confirm the contractor's state license. When you are ready, the form on this page lets independent local electricians contact you about the job.
