Adding fans, lights and outlets in Cumming: when the job crosses into permitted work
Smaller electrical jobs, such as a new ceiling fan in a bedroom, recessed lights in a kitchen, or more outlets in a home office, are the most common requests in Cumming, and the most common question about them is whether they need a permit. Forsyth County's permit table gives the dividing line for unincorporated areas: the addition of an electrical circuit needs a permit, and replacing an appliance that plugs in does not. The County says its table does not cover every case and asks owners to contact the Department of Building and Licensing when work is not listed.
Inside the City of Cumming, electrical work is permitted separately from building work, and the City's electrical permit application prices small items line by line. Knowing which side of the line a job falls on helps you plan it.
Jobs that usually add a circuit
A ceiling fan on an existing light box in a room that already has a switched circuit does not add a circuit, but a fan or light in a room with no existing box often does, and so do new kitchen and bathroom lighting runs, a new outlet circuit for a home office or garage, and outdoor lighting fed from a new breaker. When the job adds a circuit, the County's table puts it in permitted work. The County also notes that basement finishes and interior remodels need building permits, and these almost always include new lighting and outlet circuits.
Ceiling fans have one practical question an installer will check: whether the box in the ceiling is rated to support a fan. A standard light box is not always enough.
City of Cumming fee lines for small work
The City's 2026 electrical permit application lists receptacles and switches at $0.50 each, floodlights below 300 watts at $0.50 each and above 300 watts at $2.00 each, exhaust and attic fans at $3.00, and a residential vent hood at $3.00. A $40.00 minimum permit fee applies, so a small job is billed at the minimum. All electrical work must be inspected, with one day advance notice. The full schedule is on the City permit page.
These are permit fees set by the City, not electrician prices, and this site does not publish contractor prices.

If the lighting work is part of a remodel permit in unincorporated Forsyth County, the County's checklist says smoke alarms and carbon monoxide alarms are required and will be inspected and tested under sections R314 and R315 of the residential code. The County inspects electrical work to the 2023 National Electrical Code. The inspection guide covers rough-in and final steps.
If you are adding several circuits to an older panel, check capacity first; the panel upgrade guide covers that. Before hiring, the license check guide explains how to confirm a Georgia license. When you are ready, the form on this page lets independent local electricians contact you about the job.
